At PMP Property Management we pride ourselves on excellent customer service, and we provide each client with a personalised management plan. We offer a customised approach, as we take the time to discuss your individual circumstances, the location, and the size and age of the property.

Once our team has assessed the relevant information we will provide you with a written cost summary. While our fees aren’t the cheapest, they are competitive and we will only ever charge you for what you need. This transparency ensures you know exactly what you are getting for your hard earned money. Your property is an investment, and with the support of our reputable agency, you can potentially save thousands over the period of the lease. Plus, our fees are 100% tax deductible!

Property management is the backbone of our business. Our dedicated PM Department is currently staffed by an amazing group of women ,all with very specific roles. You will have a dedicated Property Manager. We also have a separate Trust Accountant, a separate leasing consultant, an inspections manager and of course, you have direct access to the Directors of the business. Unlike most Property Management companies, our Property Managers are employed to serve you and look after your asset. We believe other roles like Trust Accounting and home opens should be handled by specialist staff, allowing your Property Manager more time to manage their portfolio.

We have two offices located in Victoria Park and South Perth, WA. Due to the nature of our business we prefer to concentrate on properties located within 10kms of the Perth CBD.

We have chosen to focus on this geographical area to ensure we can offer all of our clients the same exceptional service. Our local team is experienced and knowledgeable in the Perth rental property market. With fewer kilometres to travel, it means we can spend more time managing your asset.

Rest assured we filter prospective tenants based on credit worthiness, rental history, and employment status.

Betty is our rental applicant superstar, and in 2019, Betty was awarded PROPERTY MANAGEMENT SUPPORT PERSON OF THE YEAR for the entire PMP group! In addition to showing properties to potential tenants, Betty processes applications and carries out thorough checks.

She goes above and beyond, and if her gut feeling says something doesn’t add up she will put on her detective hat. By expertly checking the details provided and looking for any red flags on social media, Betty can process applications as soon as they are received. Giving applicants a quick response will ensure we secure the right tenant before they move on and apply elsewhere. With more than 25 years in the real estate, retail, and customer service industries, Betty understands the importance of a client focused philosophy.

The PMP office is open 9-5, Monday to Friday. Outside of these normal business hours all calls are directed to a rostered staff member, and this is usually a Director of PMP.

Maintenance issues need to be dealt with quickly to minimise the cost and damage to your investment. Because we are on call, immediate action can be taken. Unlike many of our competitors, you will always receive local service and you will never be referred to an overseas call center. We have access to a network of trusted plumbers, electricians and other contractors who are available at all times.

It is possible to manage your own property, and this is a choice some landlords make. However, if something goes awry it can be beneficial to have a dedicated, knowledgeable team ready to rectify the issue for you. Making the wrong decision could leave you liable, and you need to be aware of your rights and obligations. Potential problems could include rent arrears, property damage, community complaints, or illegal activities on the premises.

Yes. If you would like a face to face meeting, you can make an appointment with someone from our team. We can arrange to meet for a coffee and a chat at one of our offices, or we can visit you at your property.

The average time to lease your property varies depending on market conditions, the location, and the style of the home. However, we have an excellent track record and in recent months, our properties have been leased to quality tenants in an average of less than 7 days.

We begin marketing your property 3 weeks before it is available to rent. We have a specialised leasing consultant who focuses solely on finding you a qualified tenant in the quickest possible time. This is a service that is exclusive to PMP and something you are unlikely to find elsewhere.

Property Management can be complicated and you need to find an agency with local knowledge and a specialised skill set. The level of service you receive can range from exceptional to disastrous.

Don’t be fooled by cheap fees as this can be a sign of inferior service. Low rates can be a draw card at the time of your selection but long term, it could cost you time and money. Aligning yourself with a quality property manager is an insurance policy in itself. The saying “you get what you paid for” is relevant in the property management industry.

Deciding whether to furnish your investment property is a personal decision. Three factors to consider are:

  • Your target market and the availability of tenants
  • The location of your property and demand for furnished properties
  • Maintenance costs of the furnishings


The types of tenants a furnished property might appeal to include executives, white collar professionals working on contract, or families that may need an interim property whilst renovating their own home. The location of your property plays a big role in attracting these types of tenants.

Property investors need to determine if there is a demand for furnished properties in the suburb. Generally speaking, furnished properties have less appeal and cost more to manage. A Property Manager will be able to give you accurate advice, and the decision making process can be supported with a feasibility study.

There is no legal obligation for a landlord to take out a dedicated insurance policy. While it is not mandatory, it is recommended. If you have a mortgage on your property, the lender may require proof that you have a current insurance policy before allowing any tenants.

As a property investor, you need to minimise the risk to your asset. You probably have insurance for your home, car and even your life, and a landlord insurance policy is just another way you can protect your finances.

If you are unsure how to proceed, we can support you through this process. We can discuss the types of policies that are available, and the premiums and coverage you should expect. You may be surprised at how inexpensive a suitable policy is, and it is a small price to pay for your peace of mind.  Landlord insurance covers several must-haves for investment property owners that are not covered by other types of home and contents insurance policies. The list includes:

  • Theft or burglary by tenants or their guests
  • Malicious damage or vandalism by tenants or their guests
  • Loss of rent due to tenant default
  • Legal expenses required to evict a tenant including court costs

Remember, a comprehensive landlord insurance policy protects you against a number of issues that other home and contents insurance policies do not cover.

First impressions are lasting ones. To attract a good tenant who is prepared to pay a premium rent, you need to be honest about the condition of your investment property. Ask yourself the following:

  • Is it in good repair?
  • Are the lawns and gardens neat and tidy?
  • Is the property well presented?
  • Are the windows, carpets, floors, bathrooms and appliances clean?
  • Are the utilities and fittings in good working order?


A rental property that is well presented with modern amenities will attract the right tenants, and will boost the maximum rent return on your property. If you would like to increase your rental income, the team at PMP may be able to offer suggestions for improvement.

Under the relevant WA legislation, we are permitted to conduct up to 4 inspections every 12 months. During these regular routine inspections we assess whether the tenant is meeting their obligations.

We take the time to determine if there are any maintenance issues or repairs that require attention. Typically, inspections are conducted in the following intervals:

  • An ingoing inspection occurs before the tenant has moved in. A thorough Property Condition Report is collated.
  • An inspection occurs 6-8 weeks after the tenant has moved in
  • Routine inspections occur every 3 or 6 monthly depending on the agreement and the requirements of the rental property
  • An outgoing inspection is performed on completion of the tenancy. During this inspection we compare the property to the initial Property Condition Report.
